The numbers for your §5570 disclosure summary
California associations send this form with the annual budget report. Reservetally gives you the reserve needed, the projected balance, percent funded, the per-unit deficiency and the 30-year answer.
What the form asks for
Civ. Code §5570(a) asks whether currently projected assessments will be sufficient to fund reserves each year for the next 30 years; the required reserve amount based on the most recent study; the projected reserve balance and percent funded at the end of the fiscal year; and the same projections for the next five years. The budget report goes out 30 to 90 days before your fiscal year ends (§5300(a)) — for a calendar-year association, by early December.
The formula California uses
For each major component, the reserve needed is its current replacement cost × years in service ÷ useful life (Civ. Code §5570(b)(4)). Add them up and compare with the reserve balance you expect at fiscal year end: that's your percent funded and your deficiency, which the Assessment and Reserve Funding Disclosure Summary asks for, along with whether current assessments are enough to fund reserves each year for the next 30 years.
Your numbers stay on your computer
Reservetally reads your component list with JavaScript in this browser tab. Nothing is uploaded, and closing the tab clears it.
How it works
- Copy your component list from your latest reserve study into the template (or any CSV or Excel sheet) and drop it here — or try the sample.
- Type the projected balance, next year's contribution and your rates, then read percent funded, the 30-year answer and every check.
- Bring the worksheet to the board and compare it with your reserve specialist's numbers.
FAQ
What does Reservetally do?
It reads your association's reserve component list and works out the reserve needed (the §5570(b)(4) formula), percent funded, the deficiency per unit, a 30-year cash flow and the lowest contribution that keeps the fund above your floor. It doesn't do inspections or file anything.
Is this a reserve study?
No. A reserve study includes a visual inspection by a specialist and is required in California at least every three years (Civ. Code §5550). Reservetally checks and updates the numbers from one.
Is my data uploaded?
No. Your files are read by JavaScript in your browser tab and never sent to us or anyone else. Components aren't stored, so closing the tab clears them. Settings can be saved in this browser.
What's free?
Importing any number of components, the reserve needed, percent funded, the 30-year answer, the lowest safe contribution, every check, the first 25 components and the first 5 projection years on screen and in print (with a footer). Pro shows and prints everything and exports the Excel workbook and both CSVs.
How does the 30-year plan work?
Each year: start balance + contribution + interest on the start balance − replacements due that year (at today's cost inflated). A replaced component starts its useful life again. Remaining life 0 means due now, paid in the first projection year.
What isn't covered?
Component inventories, inspections, special assessments, loans, taxes on interest and other states' disclosure forms. The results are only as good as the component list.
Is this legal or financial advice?
No. Reservetally applies the formula it describes to the numbers you provide. Your reserve study, governing documents and adviser come first.
